We use in-house 3D  technology to present your design. Innovative programs provide for better visualisation of your home. This helps you make informed decisions & allows for real-time changes during design, minimising changes during construction saving time & money  by reducing the risk of uncertainty.

The family behind Bungalow Homes is Ross and Angela Scott, we take clients from initial introductions through the conceptual design, contract & product/colour selection stages & towards a successful building process. A quality home does not need to be expensive; it’s about delivering an innovative, efficient & well executed home as seamlessly as possible. 

Angela drafts your home designs in-house incorporating 3D imagery  & walk-throughs to make visualising your home easier. In effect, giving you a passport to create your own lifestyle & give your home it’s own identity. 

Ross is our construction manager & brings a great deal of construction experience & innovation to Bungalow. He is a Master of Civil & Environmental Engineering, holding a QBCC Open building license with over 26 years experience in residential & commercial construction.

Keeping everything in-house from design, selections & construction reduces 3rd party mis-communications. This speeds up processes, give you piece of mind, quality assurance & makes us accountable. Time, money & stress is saved along the way.

Your home design should work in harmony....
We believe that it is important to design your home to work in harmony with the natural contours of your land. We specialise in the design & construction of homes located on sloping & elevated  locations. It is imperative that enough attention is given to your home design during the initial stages to minimise costs  in relation to retaining walls, structural works & thoughts are given to drainage & access to your site. Sloping blocks provide challenges throughout the design & construct stage but the owners should view these sites as an asset & can reap the benefits of design once completed.
What we're not........
Why we don't have standard plans.....
Standard plans are designed to cater for the majority of family situations & residential blocks of land located within suburbia with no real thought to views, terrain and solar/wind aspects. The plans are not typically designed for larger rural-residential blocks that we are graced with in the Fraser Coast Region.

During the design stage we think about the important aspects of the way your family interacts and lives within your home. The goal is to enrich and improve your families lifestyle. A well-designed home has the ability to 'tick all the boxes' when it comes to the spaces within your home & how they are used by your family.

I don't know how many times I have heard "I don't want a bath, or I don't want 4 bedrooms"  but have been told to build a 4 bedroom, 2 living areas & to include a bath for re-sale. Have you ever wondered why you are told this? Typical Real Estate Agent want to ensure that they don't have to work too hard to sell your home. A typical home gives the Agent the biggest pool of fish to fish from. 

A custom designed, well built, unique home  offering a point-of-difference may give you a sale price that is closer to a typical standard home, but you have not spent as much on the building costs, building only what your family requires. Buyers appreciate a custom home, that usually has more generous-sized rooms and well-planed layout rather then a mass-produced, pocky-sized roomed home just so you can label it a '4 (unusable size) Bedroom home'
Why we don't have standard inclusions....
Bungalow believes in building a relationship  with you first & foremost & finding out what you want included in your home. How often have you heard; 

"I got a preliminary price and then the price went up by $50,000 once we got our final price, but we were already locked in as we had paid a deposit". 

Bungalow provides an upfront, fixed price quote based on what you would like included in your home so you can make an informed decision.
Why we cost your home the way we do.....
We prefer to give you a upfront, fixed price  quote so that you know the true costs of the home you would love to live in. We do not like to use 'smoke & mirror'  tactics that are common practice in the industry by 'lowball pricing' or giving 'square metre rates for your design and bring you into our business on false pretences

Building your homes is a long process and we try very hard to be upfront & transparent  right from the outset of your journey, hopefully building a trusting relationship. 
Why we don't have a display home.....
Although we have had award-winning display homes and one of Queensland's Award Winning Showroom, it is our preference to show you samples of our products that we use in our homes in a more realistic setting  rather than in a display home. Typically a builder is showcasing only their best quality & premium products that your home will not necessarily include in their display homes. 

Many people get caught up in the way these homes are decorated, what lounge or artwork is on displayed rather than looking at the details of the construction of the home. I have previous experience working for builders in their display homes and often heard these works at house-handover "Well this doesn't look like the display home!" 

We are able to show you working examples of our homes, you get to see the true quality, workmanship & level of inclusions that you can expect within your home, not just the highest level of quality the builder has displayed within their display home.

Bungalow takes pride in all of the homes that we create  and we demonstrate this through our award winning client's homes, we don't just put our display homes up for industry critique, but our clients, as we show the same quality and workmanship throughout all of the homes that we build.
Why we don't have sales people....
Bungalow does not employ salespeople as we believe in building relationships with our clients and providing education, examples and listening to you to find out exactly what you want in your home. Bungalow serves a particular niche of clients and we are the preferred choice for clients that are not willing to settle for standard.  

Our Living Display team are available to assist you throughout your journey & have previously been our clients taking the path you are about to embark on so they have full understanding & empathy for what you may encounter & understand the stresses that you may feel.
Why we may take longer to produce your custom plan & quote .....
Despite designing over 100 homes in this region, Bungalow does not have a booklet/brochure of standard plans  you can take home to manipulate to try & 'sort-of' suit your needs.  Every one of our designed & built homes is an original. Your home starts with you, a blank piece of paper & capturing your ideas. 

Therefore your home design is done in-house by Angela & as we start from scratch this is a to-and-frow process between. To ensure that we get your home design correct & to your liking. Initially we do a home design, meet & view the design & have discussions about the design. The next step is to then take this plan home & make any changes. Once you are happy with your design we will then provide you with a quote. This process unfortunately takes time & when you are spending this amount of money it is best to not rush decisions & take the necessary time required.

Bungalow's husband and wife team (Ross and Angela Scott) are passionate about collaborating with you to capture your design ideas. These combined with our award winning expertise create a truely unique custom home that is inspired by you.

Why we don't use square metre pricing.......
Bungalow is usually asked "How much per square metre do you build for?"  Every home design is different, every block of land is different, every clients wants & needs are different, the home could be one-storey or 2 storey, you might think a driveway and fencing is in that price. There are so many assumptions in this question. A friend of mine once used this analogy, 

"If you have 2 full shopping, trolleys side-by-side & I asked you to tell me the total value of the items in each trolley, what would your answer be?"  

I am sure you may need to assess the contents of the trolley, the number of items, does one trolley contain no-name branded items and the other premium branded items? I will leave this here for you to ponder if you think this is a good question to ask a builder & base your decision on when choosing a builder.
Why we don't like to include prime costs in our quotes....
Bungalow prefers to provide it's client with a quoted price that does not have any prime costs for items such as flooring, cabinetry etc. Another 'smoke & mirror' tactic is to provide quotes with a dollar amount, per square metre e.g. tiles. 

A builder may include an allowance for $20 sqm for tiles and you, on good faith,  believe that you would have a good selection of tile to chose from, but once you get to the tile shop you find a very limited amount of stock for that price & find yourself forking out more for tiles to get what you want & potentially more for labour costs as tiling labour has been included for smaller sized tiles. 

Bungalow includes a range of tiles to chose from & can be viewed prior to us quoting your home design. You can tell us the range of tiles you would prefer (& we include the correct labour charges) so that your price does not change as we have given you a true cost for what you want in your home. 
Why at first glance we may seem more expensive than other builders.....
We prefer to provide you with an upfront, fixed price quote for the level of inclusions you have asked for or we consider you would like, based on our conversations during the design process. Bungalow would rather price in your dream inclusions for the get-go. This way you will know the true cost of what it would be to build your home. 

By pricing this way, Bungalow may initially appear more expensive.  Most builders price with the lowest value inclusions to get you to 'think' they are cheaper or better valued. You start to work with them, the price starts trickling up as you start to add-in your preferred inclusions. We often have people come back to us after deciding to work with another builder & they said that they ended up spending what we initially quoted them but had settled for a standard home design, rather than a custom built home (make sure you are comparing apples with apples - what appears to be the same on the surface may not be!)

Quoting this way we know that there is the option to pull-back in some areas, if you go over your budget. Another advantage is that you can go to your financier with the full value of what you want in your home and you have the security of knowing you can fund the build cost without having to find extra money throughout the build.
